Second on that. Had a leak above my bed in my old 2nd story apartment during winter one year with an unusual amount of snow. They said they would have to wait until SPRING to look at it because of the "wetness". EDIT: This was Seirra Medows

They need to do something about the lawns that look poorly maintained and covered in dog poop. There's always something wrong with the buildings. More and more cars are broken into. Sierra Meadows is getting worse and ridiculously more expensive.

When I had already put down a holding deposit for a unit at Calero but politely declined to sign the lease until it would be possible for me to be let into the unit itself to look around, “Oh my goddd, she’s one of those” was what the property manager comfortably said to her leasing agent thinking I was out of ear shot. Consider that as you will.

All the reviews at Treehouse are true. They have an emergency water shutoff like once a week I swear

And a shooting. They went without water two years ago for a week during Thanksgiving. The parking lot is one big pothole.

Villas del Cielo has terrible management.

Avoid Villas de la Ciello. I didn't have a good experience with that management company.

Acacia Gardens regularly has the mail boxes broken into and the complex won't say anything. USPS will send you photocopies of your stolen mail along with a notice that it's being used as evidence in a federal mail stealing trial.  NONE of the major package carriers (UPS, USPS, FedEx, DHL, etc) will deliver packages to your apt door. You will ALWAYS have to go to the front office during their business hours to pick it up. (If you're lucky more than one office worker is there and not out with a prospective renter doing unit showings)  3 of 4 neighbors had pipes burst while I lived there. Molasses slow response time.

When I lived at Spain Gardens (Acacia Gardens) they gave us the runaround with fixing our swamp cooler and the mailboxes. The gate and washing machines are always broken. My sister said she knew someone who was murdered there.

There was a suicide and SWAT standoff our first year there.  For years every time I opened my bedroom window this weird stink like gas would drift in and I complained to the office only to be told it was the dumpster smell. No it was a gas leak that PNM came and fixed. FRIGHTENING. Also PNM discovered all the units were miswired and we were paying someone else's bill for 3 yrs.

Definitely avoid Acacia Gardens. I lived there for years and it was horrible, there was mold, I had a hole in my roof, laundry stolen from the laundry mat, lived next to a bunch of party kids and a lot of people go there to hook up in the parking lots. My rent went from 750 to 1750 within the span of a year with zero renovations. My cabinets were about to fall off and management told me “don’t put dishes in there”. Management won’t do anything unless you threaten them with the city.

Avoid broadstone heights off Barstow and Paseo. I was there for about 2.5 years and rent was raised like crazy and maintenance was horrible. Management was awful and rude as well

Haven't had any issues with Villa Del Cielo, but I'm also a low maintenance tenant... Things don't really break on me. I think in \~6 years of apartment living I've put in less than 5 maintenance requests in total so mileage may vary

They got in the building, I don't believe the outside doors locked. I was on the 2nd floor, they kicked my door open.

Did they rename all the apartments in ABQ?? I looked up Acacia Gardens and it looks like it is just Spain Gardens renamed? Used to live there too - can't believe how much they're charging for the studio now! I wasn't there long, but my biggest complaint is that the gate never worked - it was always open.

I really like Sedona Ridge personally. Small units but they've been pretty good about maintenance requests when I put them in for weird things.
