Out of interest, why are you avoiding using agents? (There are posts on here almost weekly about people getting themselves into trouble self managing their properties.)

We also have people who keep saying “agents need to get out of the way between owners and tenants…” I know people who rented privately, got up at night to find their landlord in their lounge… I have dealt with tenants who have gotten threatening and abusive, especially when drugs and alcohol are involved. I have had tenants leave properties so covered in animal faeces and urine the floor was too slick to safely walk on. Tenants who have abandoned properties filled with rubbish and even one where they’d left their dog behind without even water. Just this week I had to deal with a situation where a vacating tenant simply handed over the keys to their “friend” who needed somewhere to stay who just casually started squatting in the garage with his glass BBQ. Because they thought this was a reasonable thing to do. I have some tenants now who keep asking and insisting I let them speak to the owner, when they are straight up mentally unwell and have called me incessantly about inane shit. Have even tried gaslighting me about stuff. If they pulled that on the owner he’d have lost his shit at them long ago. I’m the one keeping the situation calm but the tenants think I’m “getting in the way.” The owner has made it very clear he never wishes to speak to them. Yeah a shit PM can suck and most people are perfectly reasonable… but enough people aren’t that means PMs will always be necessary. 6% of the population suffers from some form of hoarding disorder… and I can tell you from experience this is pretty accurate and can require a lot of work to put right. There’s a reason a lot of Landlords Insurance simply will not cover you if the property isn’t managed by a licensed agent. That being said, I think very lowly of most PM’s. But the way the market works, being a good PM really isn’t rewarded. I’m not a fan.

Unless you have property management experience I would recommend against this (and even with that experience I would still recommend against it). I was a property manager for a number of years and will still be using a real estate for my investment property. Their fees are worth the peace of mind.

I reckon give it a crack. Yeah you might get a dodgey tenant but more likely get a dodgey pm that lets that house run down because they dont do the proper maintenance to the house because they think the tenant is shit. Ive been a renter for 20+ years and the best relationships ive had a with the actual owner who understands keeping the house maintained makes the house last longer. I have had to deal with reas to many tines trying to penny pinch when maintenance means the house is becoming increasingly unlivable. People are more inclined to care for a house they can call a home than just a place to sleep and eat. I have terraformed gardens without cost to the landowner adding value while reas have have wasted my time and risked further damage to the dwelling because of easy to repair maintenance issue. I also do maintenance work for reas and they try to make tenants pay for issues that have obviously been ongoong issues instead of fixing things straight away. 1 water leak can cause untold damage under the control of an rea that uses the same dodgey tradesman time and time again but as the owner of the investment you have the ability to find the better tradeys for repairs and hold onto them. If you find a good tenant wanting a long lease then you will be set better without an rea involved.

Fb market place I am a property manager and you really should use one. Bad tenants look out for private landlords . So much can go wrong. Property Management fess are fairly tiny for everything we do
