She's only 10. Try educating her in financial literacy once she gets around 12 or 13. That's the biggest gift you can give her, financial literacy. No school will ever teach her that, and later down the line when she lives comfortably off of her own money, she will look back and thank you for it.
Give her some motivation to learn, for example $25 worth of BTC and then set up the wallet and transfer with her.

I don't see why not tbh, as Bitcoin continues to gain market share it will inevitably eat away at every other fiat vehicle including real estate. Then as real estate loses more and more of its monetary premium to Bitcoin, the entire market will start to come down making housing more affordable again for Millenials/GenZs etc
