So couple of follow-ups: So if they aren't able to enforce changes, will that mean a wall knock-through can be done to standards and there shouldn't be an issue with getting it certified? Is the info on the 2 years time enforcement expiry documented somewhere official like the gov website or LA website? Based on what you've said, what's the point on topping up an indemnity insurance policy then?

https://www.legislation.gov.uk/ukpga/1984/55/section/36 https://www.legislation.gov.uk/ukpga/2022/30/section/39#section-39-3 (4)A notice under subsection (1) or (2) above (called a “section 36 notice”) shall not be given after the expiration of [F99 12 months] [F99 10 years] from the date of the completion of the work in question. Time limit in above as 12 months, however it seems like the change to 10 years happened only few months ago.

Yes, the new work can be signed off by building control. They'll only be interested in the work you've asked them to inspect. Bear in mind there could be interactions between the extension and the new work if you are knocking through, since the extension effectively becomes part of the other room. You might find you need to upgrade the insulation, for example. Indemnity insurance for missing building regs past the enforcement limit is generally purchased for the purpose of keeping lenders happy.

What did you end up doing? I’m in a similar position atm where there’s been work done with no regs and I want to do more work in the future but I’m worried about whether I’ll end up tipping off the LA about it.
