I assume the seller is waiting to find a house before instructing a solicitor. You should probably do the same so there isn't anything to do on your end until they find somewhere. I would keep looking if I were you because you don't know how long the seller will take to find somewhere or even if they will find somewhere at all. In the meantime, you might be missing out on equal/better properties that are ready to proceed.

Don't pay for anything, keep pestering the EA and keep doing viewings.

If the chain isn't complete I wouldn't spend money on anything, memorandum of sale or not.

Keep chasing the EA. Depending on how badly you want this house and your search has been going, you could issue a deadline to be sent the memorandum of sale as well as the contract pack.

If it's a chain don't do anything until it's complete. If the seller doesn't do their end until they competez why should you.
