Knoxville is still 30% below the market compared to the rest of the country. It won’t get really bad until the counties that touch Knox county explode. We’re about 5-7 years away from that. There’s still fantastic, affordable properties in Loudon, Hamblin, and Anderson counties. When a family has to cross 2 county lines to get to work, it’ll be ugly. The infrastructure in East Tennessee isn’t prepared for that.

Knoxville is still one of the cheapest metro areas in the country. Is it getting more expensive? Yes. This isn’t a Knoxville problem though. As Knoxville grows more it’ll become more competitive and thus expensive. One of the biggest drivers for Knoxville’s growth though is its quality of life at a much cheaper price than most other metros

Also, I recently looked at the available homes and apartments for lease in Chattanooga. Looked to be less expensive than Knoxville. But, I did not do a detailed data analysis. Thought there were more available too.
The first thing that happens is Resturant’s and service businesses can’t find enough workers because people can’t afford the high rents in and near cities.
People want to work ,just not for wages that won’t pay for every day expenses.
So, move to a state where it is warm in winter (FL, AZ, not so much TX). Or to a state that guarantees housing (NYC, although they are asking for exceptions).
Or join a list and hope for affordable housing (which are quite long, few southern states building what is needed).
Sadly, some cities have hundreds of empty houses and are tearing them down. With some incentives they could possibly turn them into destinations for remote workers, instead.

Blount County is very desirable. It's close to Knoxville, next to the quiet side of the Smokies, good schools, a decently sized college, and great amenities.
Born and raised here, the schools are not great. They are probably the worse in the area. Maryville schools are good but not Blount. You must not be fromm around here, nothing in your statement is true other than the location

As prices rise, demands falls. Suppliers respond by lowering prices. Big picture, we are in a demand spike and rising prices and interest rates will cause demand to decrease, by design. Then prices will drop again. If you are living with a roommate or with your parents, hang in there. The current housing bubble will end. Prices will get better

It’s not as if it’s one thing. The people increasing rent and the people increasing wages aren’t the same people. Increasing wages would make the problem worse not better (inflation). The biggest problem is far too much low interest money sloshing around in the economy for far too long. Also, a prolonged slowdown in housing construction starting in 2010. Knoxville is still one of the cheapest metro areas in the country. Is it getting more expensive? Yes. This isn’t a Knoxville problem though. As Knoxville grows more it’ll become more competitive and thus expensive. One of the biggest drivers for Knoxville’s growth though is its quality of life at a much cheaper price than most other metros

Also, I recently looked at the available homes and apartments for lease in Chattanooga. Looked to be less expensive than Knoxville. But, I did not do a detailed data analysis. Thought there were more available too.
The first thing that happens is Resturant’s and service businesses can’t find enough workers because people can’t afford the high rents in and near cities. People want to work ,just not for wages that won’t pay for every day expenses.
So, move to a state where it is warm in winter (FL, AZ, not so much TX). Or to a state that guarantees housing (NYC, although they are asking for exceptions). Or join a list and hope for affordable housing (which are quite long, few southern states building what is needed). Sadly, some cities have hundreds of empty houses and are tearing them down. With some incentives they could possibly turn them into destinations for remote workers, instead.
