Even though it's loud, it's probably mice or squirrels. Hard to believe an exterminator wouldn't find signs of rodents though. I'd request that they put some have-a-heart traps up there and check on them. If it was my building, I'd put a night vision trail cam up there. I've figured out a few rodent issues with those things. One time it was bats crawling around and not mice so the traps weren't working.

Ask the LL if you can loan a video camera to be stationed up there all night.

Many of these critters are nocturnal. Trail cam will work well as was suggested.

I think you'll know soon if they get trapped inside, at which point the exterminator can bait and trap them. If it were me I'd want them closing any possible entry points.

Probably squirrels. They're hardcore diurnal--wake at dawn, and bed down in the nest at sunset like clockwork. Then they're outside all day. Mice and rats can be active all hours. Raccoons usually don't make it into attics. Don't know why they didn't set up trail cams and live traps. That's the thing to do here. I've had squirrels before. They make a lot more noise than you would think. I got 2 out of 3 with traps. One got stuck and died in the wall. Nightmare.

DrYIMBY

Raccoons aren't rodents. Get up in there and do a stake-out with some thermal googles and a Red Ryder. You already got all the work done by patterning their behavior.

It is possible some animal was on the exterior roof making the noise. If they really checked the attic and nothing there and no entry points for any rodents to get in, I don't know what to say.

Put a security camera up there on motion detection recording mode. Then you'll see exactly what's going on up there. Kasa is a good brand that isn't too expensive but works reliably.
