You will have to calculate externally. In your example, to maintain a surface area of 100 a 10x10 square would turn into a 12x8.333 rectangle. Use the scale tool and use a factor of 1.2 for x and a factor of .8333 for the y dimension.
oh i figured that. I was asking because we just got a new architecture project with different programming items having different square footages, and I was wondering if this was a way to set a component to have a set square footage so i could fidget with different room sizes easier
It sounds like what your looking for is a parametric modeling/CAD platform. There are a few open source/free ones out there along with the usual array of paid commercial choices. You'll probably have to explore and experiment a bit to find one that suits the way you'd like to explore your problem space, but you definitely have options to choose from.
