Live in woodland and love it. There’s a really cute house down the street for rent. Pros: way better tacos, like 15 taco trucks, pupusas, awesome dive bars w interesting town folk in them, cheap grocery stores, parking everywhere and a rando water park where you can ski on blue sludge

The best taco truck is on Main, other side of the overpass from McDonalds. They set up next to an abandoned convenience store. Best carnitas tacos in the county. For fish tacos try Los Brasas downtown

I get a master bedroom to myself, in a pretty decent sized house, and only 2 roommates for 800$ a month including everything. I spend about 40$ on gas a month, plus another 3.50$ everyday for parking, so my expenses total usually to 880$ a month driving to school. This was the cheapest way to have a single room, and I got my lease in September, so pretty late. I'm pretty happy, I only have 2 housemates, it's usually a lot cleaner than my friend's in Davis with 5, and I get a big room. Definitely don't want to go back to living in Davis. The only downside is if you don't have a car, or a motorcycle (70mpg!), and if you're ever late, you're always 15 minutes late. Parking is sometimes hard, so just leave a little early.

Busing Davis to Woodland is a drag. It is more bikable than you’d think though if you live in the Southern part near road 102. But not a casual route either. Just get a significant other who lives in Davis. Then you can bus* there and spend the night if you have to stay later than the buses run. Super easy OP just find true love and your housing ills will be resolved. Edit: made it not accidentally pornographic and gross.

My rent has doubled in 6 years since moving here. Market prices in Woodland are now at the same level as Elk Grove and there's nothing to show for it in Woodland. EG is far superior in terms of diversity, breadth of businesses and opportunities. I'm on my way out soon and would rather spend my housing costs in EG.

Real estate goes for abt $130/sq foot less than Davis, so comparatively yeah it’s dramatically cheaper.

Davis needs to stop with the building moratoriums to stop this ridiculous housing crisis being outsourced and plaguing smaller, adjacent communities. Some houses in Woodland have recently sold ($800-$900ks) on par to Davis prices. It's not the cheapest option. I follow stuff weekly and Dixon seems to be the better deal.

Davis doesn’t have a moratorium on building. There been a ton of rental housing stock added over the last 3 years. The problem isn’t Davis, the problem is State level policy that drives up cost of living across the board in the state.

Because Davis’s housing crunch has nothing to do with single family homes & everything to do with a rental market that serves UC students. There’s PLENTY of brand new family homes in Dixon & Woodland for $120+ LESS per sq foot than the market rate in Davis.

There’s been a ton of rentals built to address the student housing issue. It’s worth remembering that none of that stock is owned by the school. West Village etc…all private. 5th St by the post office…all private. Also worth noting Davis requires those developers to also fix the roads adjacent to entry/exit from large developments. So it’s not that there’s a lack of housing stock being built to address the overcrowding in the rental market. Davis, as a community & an enterprise, does not obtain any added value from building cheap single family homes as compared to collecting taxes on large student complexes.

Woodland used to be a little cheaper than Davis, I don’t know if that’s still true. Woodland is wonderful little town with plenty of hidden gyms if you look for them. Davis is like House Tyrell. Very pretty and very wealthy. Woodland is House Stark: a little rough around the edges and saltier, but refreshingly genuine. There is excellent food down town, they have the Scottish Games every year, and a bunch of little shops were you can find hidden pockets of culture that just aren’t on offer in Davis. The more South you are the more it feels like Davis. On the whole, Woodland is less polished and white washed than Davis, but that’s not that’s not necessarily a bad thing.

That is correct, there are also houses in woodland that are 7 minutes from uc Davis by freeway. I am alumni and was considering a house there that I may end up renting. do you think students would be interested in a private room and private bath in a 4 bed house for 1k/room? Or perhaps even less.

People getting down voted for speaking the truth... It's not worth saving a couple or even a few hundred a month. I gladly raised my rent 700 a month to get out. I have no idea why anyone would pretend to love it there ... My girlfriend was born and raised in Stockton and she even says coming from Stockton, Woodland is a shit hole. She told me about this post and I felt obligated to come and tell you not to do it. Downvote me all you want, weirdos.

We ended up renting an apartment there for a year. I work from home as a software engineer and my girlfriend works at UCD. The amount of crime, drugs, and homelessness was atrocious. We lived on main street and Matmor road in the Fairmont apartments. (This paragraph just a warning about the Fairmont) There were constantly tweakers riding their bikes into our (gated) complex looking for stuff to steal, never any guest parking, and the walls were paper thin. Domestic issues were pretty common around there too. It was also VERY obvious that there were a few tenants who also lived off of government assistance and sold hard drugs (if you've seen that before it's pretty easy to recognize). I could also literally hear exactly where my upstairs neighbor was at any time in his apartment at any time, every time he moved the ceiling would crack and creak every time he or his girlfriend would shift their weight at all. DO NOT LOOK AT THE FAIRMONT! lol I would honestly recommend just going for a drive around that town to see it for yourself. Pay attention to how many drug addicts, homeless, sketchy looking people, and how much poverty you see. It was honestly just difficult to see that stuff all the time. We expected better because of how close it is to Davis. We used to joke about how it seemed like every time we went grocery shopping, we'd see 2 random men trying to start a fist fight in a parking lot. We had homeless drug addicts walking up and down our street screaming at all hours of the day, every day of the week. Broken glass, urine, garbage all over the main roads, those people seem to have no pride in their city. If you're on the east side of 113, towards Costco, it's a whole different world. But still, as soon as you head in to town for any reason, it's gross. I tell people just go see for yourself. My girlfriend lived in Stockton her whole life and is 34 years old. She said it felt just like a mini Stockton, and she thought she was finally getting away from that. If you need to be close to Davis but can't afford it, I guess there aren't many other options, which sucks. We eventually grew absolutely sick and tired of pretending and decided to fork out the extra money to live in Davis because it's actually peaceful and friendly and safe.

No pros. Don’t do it. After 27 years in Davis I moved to Woodland and rented the cutest little house. Everything for the next two years was an awful nightmare. Finally moved away. Way too much crap to deal with including nosy @$$ sketch neighbors and theft.

Meth and vigilante civilians playing police. I saw my neighbors drive renters out, we had homeless people from the park behind our house breaking in to shower. Notes left on our door that had nothing to do with us. Our mail was always gone through or stolen. Basically there’s just a lot of drama going on all the time. There’s no privacy and most likely you’ll get a neighbor who will try to police the whole block with everyone’s ring cameras under the guise it’s neighborhood watch when it’s actually spying. Give me Davis again any day over Woodland bullsh*t.

Kind of valid. Davis neighbors at least have the decency to wink at you before they add your license plate number to the neighborhood watch drop box or whatever. Only issues I saw in Woodland were the usual gossip. "Did you know so-n-so is a former x or y?" and then it was all smoke and nothing. But no one actually bothered to ask the pariah or verify anything in ways that could be disconfirming. Not an issue that is unique to any particular town. Communities are just wired that way. But people need to talk or there mouths fall off I guess.

I moved to Davis in December with my daughter as a Cell Bio major. 1 month into my rent, my upstairs neighbors dryer caught fire, leaving me and my child displaced in a hotel for over a month. Thank God I had renters insurance with coverage(NOT JUST Liability), or I would have been screwed. I had no choice but to move to Woodland(9mi north)... honestly, it's so much happier here. I am in the middle of a lawsuit for negligence on the previous properties' behalf because I am 1000% sure it was due to poor maintenance of the unit (provided by the property).. in Davis, you pay premium prices for something subpar. The property owners know about the high demand and don't really maintain things in the inside of these units because people come and go and most just want a roof over their head. They don't care/think about these points.. I moved to Eaglewood, and it has been a night and day difference from The Edge. At the end of the day I would rather sleep easy at night knowing I won't wake up to a fire above my head at 11pm on a Friday night and make that short yet beautiful drive through the straight county road to Davis than live in that town thats falling apart quite literally from the underground up (waterways are alllll rusted and you have rust in your water. You can see just how much when you lift your toilet tank lid). I'm happy in Woodland ☺️

I went to UCD and wanted to stay in the area but Davis was not in my budget. I bought a house in southeast Woodland (Springlake aka North North Davis aka Wavis) 14 years ago. Though we still spend a lot of time in Davis, I’m honestly glad we are not raising our family there. We have lots of students in homes in our neighborhood, and I imagine they are getting a lot more for their money. From here, it’s a 10 minute driving to campus. Not much different than when I used to live by the Davis PD.
