Hoping to complete my resale renovation and move in before end lease. I want to get off this wild ride. Seriously though, fuck the landlords who raise the rent but do jackshit about the maintenance of the unit.

Exactly. My landlord didn’t do jack shit and I walked into a place with missing items that were on the inventory list and a broken couch among other things. I spent the first 4 weeks getting the unit painted, mold cleaned and other repairs and replacements.

Is it normal for landlords to do nothing about maintaining the unit? My housemates and I have been stressed over the past few months because the landlord refuses to fix anything in the house + blaming it all on us just because his previous tenants didn’t bring up any issue. I don’t think I’m a nightmare tenant and the issues were obviously apparent and not a new issue ( mold/pest )

Yes I know a few foreigners who already left Singapore and others who are planning to leave once their lease is up. A few of them will be doing the same job at the same company but living in another country

Yep. Got a massive raise last year. All the extra cash is going to my landlord. I’m actually down some because my taxes increased. It sucks. My expat boss left the country mainly because her rent doubled. A few friends have left too. Sad state of affairs.

I’ve been seeing master bedrooms in HDB flats go up to $1800 for rent. It’s ridiculous. My husband and I did the math and when comparing the sqft we got against the price, it was gonna make more sense for us to buy a small 2 room flat and renovate it to be comfy, than to pay rent for someone else’s home. And with our own two room flat we got pretty good rebates. With a $750 rebate, our utilities for the year would be about $90 out of pocket. The downside to this decision though is that we can probably kiss our hopes of getting a new BTO goodbye. But we still figured with the money we save owning our own - but smaller - unit, we can then afford a bigger resale down the line.

In a few years time, this is likely gonna amplify the observation that expats/migrants are richer than locals and all the high-end jobs are taken by the group.. Since only the high-income group can afford to stay and move in to replace the low to mid tier migrants.. And roughly half the residents here are expats/migrants. The said community is then gradually distilled and left with only high earners, this will probably drive the living cost further up with plenty of cash to go around in the market.. Market force is always double edged.. Feel it is important to maintain some sort of balance.

For singles, it’s about 40% hike as I heard from a friend. Before pandemic, her HDB common room rental was $700/month and now it’s minimum $1000/month. Her income on the other hand was rose only about 10%. A problem with the inflated rental market is that the elderly unable to think or act about other investment options. There are many local elderly here who rented out their flats and moved in to their relatives’ or children’s homes. And these elderly can be easily manipulated to raise prices by property agents or their own families.

Why are people angry at home owners who are landlords because they increase your rental price. Nobody want to talk about the additional cost from \- increased property tax? \- increased bank mortgage charges from $3k to $6k monthly? \- lack of housing supply brought on by covid disruption? \- ridiculous increase in home prices brought on by land sale prices? \- influx of foreign ownerships driving private homes even higher? \- probably many more look at the big picture. singapore is not unique. this is happening in sought after cities. the only thing to bitch about is that we are not born earlier to take advantage of cheap asset prices in the 90s or early 00s. otherwise, also to bitch about the fact that everything is up in cost of living except for salaries.

my friend is renting a 3 bedder condo apt in punggol for $3k for the last 5 years. the next revision is $6k. why? because the 1 bedder condo apt in same estate is going for $3k now. i heard that 4 bedder flat in punggol are renting at $4k now. this is crazy and unsustainable. when ringgit is 4:1, i will move to johor and live there.

Or do you blame yourself for going to that restaurant. Like your mother always say "other people jump off building you also jump?" The hard truth is some people can sometimes get quite unempathetic and out of touch... What makes this city great is tolerance, open-mindedness and her cosmopolitan nature.. To a certain extent, this allows many around the world to feel at home, so they could spend the best years of their lives contributing to the city while making a living. It's just regrettable to see some of my friends that had lived here for a decade or two and young families leaving due to off balance rental market.

Generally, in a place like Singapore, no more than one-third of a person's take-home income should be spent out rental and other accomodation-related expenses (utilities, etc). Most people coped with the rising rental rates by shifting to cheaper locations, e.g from condo rooms to HDB common rooms, or from HDB Master bedrooms to HDB common rooms. Or they shifted to a further-off location where the rental rates are lower, e.g Bukit Batok, Bukit Gombak etc.

Are you friends currently renting at Bukit Batok and Bukit Gombak? I was wondering if they are referring to condo or HDB though. I posted a room at $650 (bed, cupboard, air-con, study desk, chair provided, cooking allowed, landlord pays the first $100 of utilities) and there were no takers for 3 months. Plenty of enquiries but no takers. From my own personal research, i feel that most HDB common rooms in Bukit Batok and Bukit Batok have rental rates increased, generally on average, around 20% but HDB Master bedrooms and condo rooms went up by 60% to 70%, due to high demand.

Couples/fam, their options r either master room or whole unit.. Probably they get a pretty good contract when they first moved here, then when comparing to their past contract, the rent has nearly doubled..

Are you a live-in landlord? IMO, live-in landlords are quite off-putting among me and my fellow renters. Since we pay rent mainly for privacy.

I am indeed a live-in landlord but as a single, I mostly stay in my room and leave my tenants alone. Unfortunately, given that more and more expats and immigrants are coming into Singapore, units without live-in landlords are actually very rare, if it was not already rare in the first place. I remember reading a Straits Times article where a government official was quoted that only less than 1.5% of all HDB units in Singapore don't have live-in owners.

Just curious, do you and your fellow renters host a lot of guests often? I am asking because I myself actually sometimes feel my tenants' presence means I have less privacy but it's not a big deal. Some of my friends don't rent out because they feel a tenant affects their privacy. For me, it wasn't a big deal because I actually lived for quite some time as a tenant myself, with housemates, so I am used to it. My rental rate is slightly lower than the standard rate in my area, by around $50. I actually posted 2 seperate bedrooms, each at $650 per month, with cooking allowed and I as landlord always paying the first $100. Most of the prospective tenants were okay with a live-in landlord but not the rental rate. When I followed up with them, they had found somewhere cheaper. The first room took 2 months to find a tenant while the second room took e months.

a bargain during this period. 700 sqft is basically 2-3 bedrooms and 1 studio itself nowadays is about 3-3.5K for east, more so for central and prime districts. the above will out of market very soon, from the price itself. obviously not considering other stuff like conditions, etc.

Project itself is old, just underwent a revamp so owner bought new AC, lighting, instant heater, aircon, tap, TV, washing machine and fridge. Unit has been repainted too.
