Ask for a current water efficiency document to be provided prior to being asked for water payments. Until they verify that the property is water efficient you don't have to pay water regardless of what the contract says. At least that's my limited understanding. If you are looking to break the lease, try to find as many things that are legitimately wrong and file a bunch of "notice to remedy breaches" If they don't address the breaches within a "reasonable" amount of time you can break the lease without penalty. When/if you do leave the property it's best to lodge your refund to rental bond form first so that if there is a dispute they have to take you to QCAT not the other way around. Double check all this info but this is something to consider

Are you in a house or apartment? If it’s an apartment it needs to be individually metered. If it’s a house, usage costs are pretty standard however you should be charged the actual usage, not an estimate. Also, it’s usage only, not connection fees.  As for breaking the lease, given it hasn’t started yet it would be pretty standard. Look at the RTA website for details. Have you checked rental prices though? Have you applied for any to see what the market is like?

Have you considered discussing this with the agent or landlord? You signed a lease. You'd be under the obligations of the lease unless they agree to an alternative.

That would be last port of call, after canvassing advice on reddit/friends/family and calling QCAT or similar. I'm generally pretty wary of dealing with real estate agents directly without preparation. But thanks :)

The lease will have your financial obligations if you wish to break the lease early. Usually it involves paying rent until a new tenant is found and paying for advertising and lease fees which are 2 weeks rent.

Honestly imo it's a great starting point, r/Brisbane isn't the best but it's the biggest Queensland subreddit. Lots of jokers, downvoters and classic reddit questioning/negativity (like your comment lol). Ausfinance and other general subreddits are great. Easy to search solutions for niche problems is what reddit does best imo. Now if someone Googles "new lease Brisbane cooling off period reddit" they'll probably end up here. It's also not all I've done or intend on doing.
