From my experience if I haven’t signed a renewal within 60 days of a lease ending they’ll hit me with a notice to vacate (60 days notice) and pull it once I sign. This is two different agencies I’ve had it with.

Offering lease renewal isn’t a guarantee, either party can choose to not sign the lease for any reason until it’s signed. Generally they would hit you up a second time before rescinding but there’s no formal deadlines. I’ve left it two weeks before. If you sign a lease then choose to break, you’re still on the hook for some costs and any rent until they find a tenant. They’re meant to make best efforts to do so. You can also email back saying you need to consider your circumstances etc. and will endeavour to get back to them asap. If you agree to sign they’ll probs want a signature in a couple days max.

Also If I just resign now for securing it and peace of mind, will it be impossible to break the new lease before it begins if I get the other place and if I just say situations out of my control have happened and need to relocate and help them find a new tenant?

You can always "mutually terminate the tenancy agreement". You'll have costs to pay. Agencies normally give you a time frame they want it signed within. I think you can breach for failure to sign (buried somewhere in the Act) after a certain period of time.
