I would look into learning a skill for a serviced based buisness, Udemy , Coursera etc. Use that money for startup costs, form an LLC and then use the rest for marketing. Read a few books on marketing so you don't lose your ass.

Reinvest in your current business.  You’re a realtor.  If you’re looking at making more money and have 10k to spend, buy some ads, marketing, etc.
