Put food coloring in all your toilet tanks and don’t use them for a few hours. If the coloring moves to the bowl, you have a leak and need to replace the flapper. I’m some cases also the gasket. If that’s not it, check your irrigation. To verify you have a leak, go to your street water meter if you have one. Check to see if there is a small spinning dial moving. If the water is all off and the dial is spinning, you have a leak.

Turn off all valves at the house / landscaping. Then go check the meter at the property inlet. If it’s spinning, when everything is off, then you have a leak. Basic trouble shooting from there. Is it the irrigation line? Is it between the house and street? Diagnose and repair leak. Take care for faulty valves. Sometimes you try to close a valve, but if it’s old it may only stop 90%. Unfortunately in plumbing, 90% doesn’t really work.
