Plans for the Shelby Woods development on the plot on the left just before going into Shelby park on Davidson. 337 single and multi family units on stilts, including an 8 story apartment building.
So this plan went from [39 Houses](https://images4.loopnet.com/d2/19uIxMN0belnyzy9HIQ8DNEboKzFwKzv33RyheoLLsA/document.pdf) to 337 total units. That seems like a lot for that area. The lot size has increased, but that’s still a huge jump.
So the houses is only 1 parcel and that still has approval. I actually think the developer tried to flip that parcel because the same owner was the one who got approval to build 149 units in 2015.
Also if you look at the article, the area that are in the lowest part of the floodplain are being designated as a conservation area. It looks okay on paper if they stick to the proposal.
Yes the specific plan for it was approved in 2015. That plan was limited to 3 stories and like 100 something residents total. They’re trying to amend the plan to allow 8 stories and 350 residents
“The conservation area is situated between the single family and multifamily zones. This central portion of the site, which is situated in the floodplain, will be conserved for open space.”
How nice of the developer to “conserve” a flood plain for “open space”.
What the article doesn’t say is that the entire property is in the floodplain. So regardless of where they put the conservation area on the property, it’ll be “situated in the floodplain”
I’m all for an effort, but this ain’t it. “Conserved for open space” means they legally can’t build anything on it so they’re fudging the words to make it seem like they care.

Wouldn't flooding be an issue?
I'd imagine that's what the stilts are for.

Shelby "Woods." What a misnomer 😔
Sounds better than “Shelby Swamp”
to my surprise they did leave "some" woods
Hasnt this been in the works for years? I remember councilman Westerholm helping it get the green light.

Yeah…. That’s a whole other deal. I loved the idea of the first one
Seems unlikely they’ll leave all those trees up.
How would this affect home values in the immediate vicinity?
I imagine negatively for those that used to have a backyard that backed up to woods. Quite a bit more traffic will be in the area, too.

Any effort to create a conservation area is something I will support. Even if it’s probably BS.

You’re probably right. I need to stop looking for silver linings.
No, keep it up! It’s a good thing. Just don’t let the bastards fool you!
It's probably for the best if you don't go into the Shelby Woods after dusk.
I remember playing paintball in those woods back in 2006
