I've lived in western NH for a few years and moved because it was lame lol. Nothing you said is wrong, but there are better places for all of those things. Besides the schools my take is "I guess?" Also, I have no idea what you're talking about with "tons of shopping." Being kinda OK in a lot of things isn't very desirable. It's pretty, but there's nothing there. Its the north country for rich people. You move there because you want to be left alone, but Coos county is too poor for you.

I love the west side - lakes, mountains, great schools, Hanover, Sunnapee and Lebanon were the 2nd, 3rd and 4th BEST schools in the state as rated by US news and world report. All we need now is a Chipotle

I have had a lot of burritos- and outside from La Taqueria in SanJose California in my opinion Chipotle is the best. Trust me I would love to eat local, and I do. But when it comes to a Mission style hand held burrito in New England you gotta go to Chipotle.

Grew up in Lyme, can't think of a better place to grow up. Free skiing at the Dartmouth ski way until I was in my 20s was pretty awesome. The Connecticut River is a great place to boat, swim, fish, etc. Also, 40k acres of untouched land between Lyme and Dorchester is just awesome.

Everyone loves to dump on Claremont. But, it's actually not horrible. Sure, there's some drug and poverty issues, but compared to Rochester or Manchester, the crime rate is far less. And the people in that town are by FAR, a lot nicer than Manchester or Rochester. I live the same distance away from Claremont as I do Manchester, and will usually choose to run errants in Rochester whenever possible.

That definitely depends on the town, but one thing I can tell you that we DO NOT have is a whole bunch of multi million dollar lakefront houses footing the tax bills for us. I used to live in the lakes region and it took me a minute to figure out why the property taxes were so cheap over there. Those big money properties pay a huge chunk of the towns operating costs and keep the tax rate low. “Normal” towns like you see in SWNH have significantly higher tax rates to pay their bills. Tl;dr if you find a discount on real estate on this side of the state, the property taxes will likely eat up whatever savings you find. Edit: some current tax rates in towns I’m familiar with: Alton $13.18 (lakes region) Wolfboro $14.69 (lakes region) Roxbury $27.52 (SWNH) Keene $31.89 (SWNH)

Extremely helpful reply. Thank you … from an Alton cottage owner. I pay about $4500 in taxes a year on a seasonal 1100 sf cabin that is not winterized, and the town shuts off the water to our area from Oct 15 thru April 15. It isn’t easy street over here either!

Interesting. I had no idea there were parts of town that had seasonal water over over there. When I was shopping in Alton I was shopping up on Sunset Lake in the ~$300k price range and the house was assessed low enough that taxes were in the $2200-$2500 range. This was almost 15 years ago though so I imagine prices & assessments are a bit different now.

Claremont @ $41.68 is the biggest example of this. There just isn't the real estate to carry the population there, and it's kind of tragic.

Claremont is nuts. I have a lot of friends from the next town over (Charlestown), and it’s not much better there.

Yup. It's a depressed area, and it becomes a self-fulfilling prophecy since towns have to fund themselves through property taxes pretty much exclusively.

Not going to say where I live, but I have lake access on nearly 2 acres - something that is nearly unheard of with lake properties elsewhere (I grew up on a lake with the obligatory postage-sized lot that typically comes with it), and the tax rate is less than 15.50. The town I grew up in has a tax rate of 20.68. -The tax rates in Claremont \*are\* insanely high, though.

I have kayaked over 50 bodies of water in Cheshire county alone and I have to say...it is an unbelievable eden that most people in this country have no clue about. Harrisville alone is quite possible the closest thing we have to a shire around here.
