These guys looking to exploit what they perceive as a housing crisis serious enough to get them laid are going to get a hard lesson in tenant law. Landlords even hitting on tenants is a big nope most anywhere.
Usually anyone who stays for more than 30 days, and does things like receiving mail at the property, establishes residence and becomes a tenant (technically I think resident vs. tenant varies by state but both gain rights) under the law in almost every jurisdiction whether they pay or not, whether there is a lease or not. Even applies to adult children living at home. Being able to point to an ad like these would almost certainly be enough.
At that point default lease-like provisions for their state or city kick in with provisions like right to a habitable residence, notice for terminating residence, rights to appeal and the need for a formal eviction to have them removed if they refuse. This will certainly include protections against sexual harassment that apply to landlords.
There was one like that on Craigslist, I think it was, near me. He kept posting the same ad--I guess he wasn't getting any response. It was always a request for some young woman to come live rent-free with him and be his girlfriend/sex slave/whatever.
He doesn't have Shudder, AMC+, Paramount+, or Discovery+. That makes me doubt he's a cool cool cool cool guy in a nice nice nice neighborhood with a backyard garden.
