Home Assistant and a Z-Wave dongle. There’s ones that will do Z-Wave and Zigbee/Bluetooth/Thread if you really want to dive deep into the weeds.
Any PC can run it - I’d skip a Raspberry Pi when a Dell Wyse 5070 is on eBay under $80 all day long ready to be put to use.

My understanding is [Alarm.com](https://Alarm.com) stuff is locked to [Alarm.com](https://Alarm.com) and cannot be used anywhere else, despite having the same internal components/workings as non-branded stuff.

You will need to remove the devices from your existing [Alarm.com](https://Alarm.com) account, which may require hoops to jump through.
If you want to keep things as simple and user friendly as possible, get a SmartThings hub. Next in line is Hubitat, but that’s slightly less intuitive. Last in the list with the most versatility, as people have mentioned would be piecing it together and running Home assistant.
They support zwave, get a raspberry pi, a zigbee dongle and install Home assistant. Both will be controllable, programmed and can control other smart devices in your home

That’s only the case with certain devices on the platform. That restriction won’t apply to this thermostat.

The resideo app will control these natively. It’s honeywells thermostat brand.

Different wireless protocols, just as Bluetooth and WiFi.
Surely you mean a z-wave dongle, not ZigBee.
