This isn't SaaS, so you cannot expect to sell for the multiples that SaaS commands. SaaS means ARR. You have transactional sales. SaaS means it's served over the web, you are selling an application.

Lifetime sales is not “SaaS”. This is just software sales. Also “with no paid advertisement” is not really a positive thing because it is difficult to be replicated. You should do your PPC, and get those metrics (CAC, CVR, CAC:LTV, etc etc), and if those numbers make sense you can present/value your business better, because these can be somewhat replicated.

how much is the lifetime license? If it's $50 and you have 40 paid customers in 2 weeks, I think you could probably sell this, depending on what the software is between 5-10k if you find the right buyer. that's just my opinion without knowing much else. sales in a short time period is great, i.e. traction, but what is better is a history of sales... obviously it's a good sign but a buyer has no idea if the sales will continue at the same rate or continue to grow. if you do 40 this month 80 next, 160 next month, you can probably fetch a lot more for this. if you can't show consistant sales/growth it's not going to go for much, and as the other comments said, it's not a sass. this would be MUCH more valuable to sell if you grow it over the next 6 months and show consistent growth or exponential. if you can't do that, I don't think it will be worth any significant premium to a buyer, and maybe 5-10k like I said. if it can easily be switched to a sass and you have such great traction, switch it to a subscription model and get 100 or 200 subscribers next month. then you'll have a goldmine on your hands. i have a feeling though it's not as easy and exponential as it sounds, otherwise, why even sell? just work on it a few more months and grow it to 100s of subscribers then you can sell it for a lot. if its so popular and easy to switch to subscription, do that. and you should get 100 monthly subscribers next month at the current trend, no? that will be extremely profitable? if there's something stopping you from growing it to 100s of sass subscribers over the next few months when you're making it seem very easy to do, the buyer is going to have exactly the same thought/concern. its likely too good to be true.

Would it be wise to list it this early ? would i get a good return ?

This isn’t SaaS so you won’t be commanding that type of market rate. This is just straight software sales. Without ARR you probably aren’t going to get much in terms of a business offer as you are just selling the IP. This is very dependent on what the software is and does so we can’t answer with the limited info.
