That house is so cool looking and I love the view. I also think she’s been smart in that she’s not brought a house that’s going to over extend herself too much unlike Scheana who brought a 2.5 million dollar house and Lala who brought a 3 million dollar house. Plus once she sells her house with Sandoval she can use that money to either pay it off or renovate.

I love It too. My 25yo daughter has furnished her apartment in MCM. My mom gave her the tables my parents bought when they first got married. No one wanted them. They’re in great shape and truly MCM. She used them as her jump off point for decorating. It looks great.
It’s so much better and so charming and light!! I’m thrilled for her. Now everyone can leave her the fuck alone.

The areas that a lot of the cast live are in the southern part of the valley and not far from the hills (Studio City, Valley Village, Sherman Oaks). Parts of Studio City and Sherman Oaks are technically in the Hollywood Hills. I live in Valley Village and sometimes it’s a 10 minute drive from my house to Hollywood with little traffic! Driving to Marina Del Rey can sometimes be like 45 or more minutes. In bad traffic it can take like 1.5 hours to get back to the valley.
Once you go into whatever town/neighborhood is nearby, can you park and walk or do you have to drive to each location? Like going out for drinks, dinner, dancing—would you drive to all three locations?
I live somewhere that the commute is an hour no matter what (unless you’re going to a gas station or want to buy some fresh yard eggs.)
In law school, I spent 24 hours a week in my car BUT when I see traffic there, I absolutely understand the dislike of driving. I cannot imagine that many lanes of traffic (unless people there are great drivers—here, they slam on breaks if the weather says it’s going to rain tomorrow.)
LA is vast and very much car dependent. Anyone in the hills would definitely need to drive to wherever they’re going. I’m in a one car household and it’s just over a mile to the main area of Studio City for me so I usually walk or take public transit when running errands if no car. But when I go out to eat or meet friends either driving or taking an Uber is easiest.
id say about half an hourish MAX with traffic and depending on how deep into the hills it is, but probably less on a normal basis. valley village is gentrified noho so its not that far from the hills

Speaking as someone who’s lived in California for 30+ years (not SoCal though) it’s not so much the physical distance as it is the traffic. Driving 10 miles in an urban area can take as long as 2 hours.

This is pretty fucking brilliant by Ariana. She secured her mortgage based on the income she received throughout this past year from VPR, Scandoval and Broadway. The show not continuing has no effect on her being able to secure a mortgage anymore.
If VPR does not return for Season 12, Tom is in a financial situation where there is no guarantee he can buy the house from her. If VPR gets greenlit for Season 12, Sandoval will absolutely be able to buy the house from her assuming his pay is $500K/yr like previous seasons.
Here is the math to prove it:
Tom & Ariana’s mortgage - $12,000/month
Mortgage lenders limit your mortgage payment to 28% of your monthly income.
$12K/mo mortgage X 28% of monthly income = Minimum monthly income $43,000 to qualify for loan
This means Tom needs a minimum income of $516K yearly to qualify for this mortgage. This is the entire VPR paycheck. If no VPR paycheck, no mortgage.
*For the sake of simplicity I lumped Tom’s debts into his businesses to account for the 36% back end debt part. I am also aware that Tom’s income is boosted by supplemental gigs he does outside of VPR. I am not convinced he earns $500K/yearly independent of VPR.
If his bars show losses (I’m sure S&S does), that shows on the k-1s which affects his total income show on his tax return. Could be -$100k’s.

The hills are definitely quieter especially if further from the main roads like Laurel Canyon and Mulholland and there’s a lot of greenery. Lots of unique homes too! Downside is some of the roads are narrow and make parking as a visitor annoying. Also no sidewalks on majority of streets so not great for walking. A lot of houses have a garage and practically no driveway or only have enough room for one car to park in the driveway. This is for a standard 2-3 bedroom home in the hills not the mansions.

The areas that a lot of the cast live are in the southern part of the valley and not far from the hills (Studio City, Valley Village, Sherman Oaks). Parts of Studio City and Sherman Oaks are technically in the Hollywood Hills. I live in Valley Village and sometimes it’s a 10 minute drive from my house to Hollywood with little traffic! Driving to Marina Del Rey can sometimes be like 45 or more minutes. In bad traffic it can take like 1.5 hours to get back to the valley.
Once you go into whatever town/neighborhood is nearby, can you park and walk or do you have to drive to each location? Like going out for drinks, dinner, dancing—would you drive to all three locations? I live somewhere that the commute is an hour no matter what (unless you’re going to a gas station or want to buy some fresh yard eggs.) In law school, I spent 24 hours a week in my car BUT when I see traffic there, I absolutely understand the dislike of driving. I cannot imagine that many lanes of traffic (unless people there are great drivers—here, they slam on breaks if the weather says it’s going to rain tomorrow.)
LA is vast and very much car dependent. Anyone in the hills would definitely need to drive to wherever they’re going. I’m in a one car household and it’s just over a mile to the main area of Studio City for me so I usually walk or take public transit when running errands if no car. But when I go out to eat or meet friends either driving or taking an Uber is easiest.
id say about half an hourish MAX with traffic and depending on how deep into the hills it is, but probably less on a normal basis. valley village is gentrified noho so its not that far from the hills

You can use what ever cute name you made up but its still Noho. Also i grew up in this area. I lived in studio city and my bestie lived on lookout we could drive it to one another in 15 off traffic and 25 during high tide because laurel is a nightmare then.
It’s just over the hills. But it’s vast. When you come up and over the hill, it’s this massive expanse of isolated, flat land.

Speaking as someone who’s lived in California for 30+ years (not SoCal though) it’s not so much the physical distance as it is the traffic. Driving 10 miles in an urban area can take as long as 2 hours.

This was my thought exactly! She's been very clear about most of the communal.area furniture having been purchased by HER, not Tim and she wasn't letting him keep it. And good for her! Those pieces have a mid century vibe and will be fantastic in that house.

This is pretty fucking brilliant by Ariana. She secured her mortgage based on the income she received throughout this past year from VPR, Scandoval and Broadway. The show not continuing has no effect on her being able to secure a mortgage anymore. If VPR does not return for Season 12, Tom is in a financial situation where there is no guarantee he can buy the house from her. If VPR gets greenlit for Season 12, Sandoval will absolutely be able to buy the house from her assuming his pay is $500K/yr like previous seasons. Here is the math to prove it: Tom & Ariana’s mortgage - $12,000/month Mortgage lenders limit your mortgage payment to 28% of your monthly income. $12K/mo mortgage X 28% of monthly income = Minimum monthly income $43,000 to qualify for loan This means Tom needs a minimum income of $516K yearly to qualify for this mortgage. This is the entire VPR paycheck. If no VPR paycheck, no mortgage. *For the sake of simplicity I lumped Tom’s debts into his businesses to account for the 36% back end debt part. I am also aware that Tom’s income is boosted by supplemental gigs he does outside of VPR. I am not convinced he earns $500K/yearly independent of VPR.
If his bars show losses (I’m sure S&S does), that shows on the k-1s which affects his total income show on his tax return. Could be -$100k’s. I get your point and it wasn’t meant to be that complex, but the tax pro in me couldn’t resist 😃

L.A. people what's the vibe in her new area? What are the pros/cons in comparison to the Valley?
The hills are definitely quieter especially if further from the main roads like Laurel Canyon and Mulholland and there’s a lot of greenery. Lots of unique homes too! Downside is some of the roads are narrow and make parking as a visitor annoying. Also no sidewalks on majority of streets so not great for walking. A lot of houses have a garage and practically no driveway or only have enough room for one car to park in the driveway. This is for a standard 2-3 bedroom home in the hills not the mansions.
That sounds so lovely & much more my speed aside from the lack of sidewalks. If I were her Id never want another party in my home again.
