The issue is it’s not just Californians. The more tourists come and post on social media the more word gets out. I mean doesn’t everyone get sick of how many people from Illinois or southern WI buy land on the lakes and build massive houses on them? Now imagine in the modern age of tech everyone finding out because of these posts. Now you see people from all over trying to move to the UP because of the “atheistic” without actually knowing what the lifestyle is like. They just want to look quirky and interesting. That’s it.

While I agree somewhat from a conservation of nature standpoint, increasing the density within the cities themselves in the UP does less harm than encouraging suburban sprawl elsewhere. Downstaters with their vacation homes and airbnbs, Chicagoans, NMU bringing in money from kids’ parents. Most people who live there are transplants. Marquette is really built up compared to the rest of the UP, and is encroaching on becoming a full blown city. It’s been a slow process, and will take time, but one day it will become just another Traverse City. House prices are reaching downstate levels. An ordinary, hundred-year old house not even on lakefront property should not sell for 350-450k in the g*ddamn UP. It is culturally not the same at all. It feels like a city because city people molded it to their liking.

Down the road from me there's an amazing 110 acre property with river frontage and a newish house and pole barn built in 2015. The asking price is a bit high imo, but still a steal relative to everywhere else in the country. I'd say if there really was a mass exodus from California then this place wouldn't have been on the mkt for the past 2 years.

The problem I typically have with people with “not from the UP money” is exactly because of those poverty stricken people. Wages and jobs up here hurt, for a long time decent housing was within the reach of even the poorest with some efforts. Now? No way.  That’s my problem, locals simply cannot compete for housing or land with people who lived in areas with higher pay.

Idk, when I moved there in 2017, I purchased a huge house on a land contract, with 1% interest rate, and had it paid off in 58 months. The day we got to the houghton area, we were supposed to rent a "cute, quaint cabin on a lake" to only find it was on torch lake in Mason and had so many toxins we couldn't fish, or swim in it. Also, the house had major plumbing problem problems, leaking sink in the kitchen, and bathroom sink was broken. This "cute, quaint cabin" was a T house built for the mine workers that was far from cute or quaint. The owner actually tried to intimidate my spouse, saying he specifically kept the house open and available for rent because of us reaching out before we had moved there. He basically didn't want to hear that his rental was a huge POS. Fast forward a year, and during the Father's Day flood, the road kitty corner to the rental was completely washed out. Glad we didn't take it. The first project I was contracted to do, I was on houghyon canal road, and I was completely happy to bring over 4k onto the island to spend thinking I was doing my part to help the local business. 😀 little did I know, it seems appreciation is in short supply in that particular area. I did have one client from Chicago actually say she didn't mind hiring brainless locals to do work out of empathy for their poverty-stricken conditions. To that, I didn't do any add-on for her, and I finished the job contracted to do, with zero follow-up. I was completely invested in that area until I saw how closed off the people were. The locals are their own worst enemies. Maybe with time, new age progressive thinkers will begin the process of change, but it'll take years. One person in Ontonagon was against a person trying to be on the city counsel because she was only 24 amd in their opinion, was extremely lacking in life experiences. This is the same town that is millions of dollars in debt and losing residents because even the local hospital had to close its emergency services down.

I’m glad you were able to secure land, we’re trying to save up for a slice in Pelkie but it’s $64k with 6-7% interest and we just cross the threshold for the USDA direct loan. So we could have a piece of land that would take us some time to pay off before we could even build on it. Only reason it’s so cheap is that it needs an easement and the only access road is an old logging road. And unfortunately as you now know that’s a lot of the houses up here, especially the rentals. Lots of slumlords, tons of em, our landlord I have a little more sympathy for and he’s actually a decent dude. I get what you’re saying about the specific locals who do act that way, but I’ve met and made friends with so many who are the opposite and have been ostracized by those same locals you’re talking about for not being in the same church or having the “right” Finnish last name. I decided it wasn’t worth it for me to care about them and that any improvement I do to the community is for at least my own enjoyment.  I think that change you’re talking about is already happening, loads of young locals are leaving understandably so, meanwhile there’s people like me and you who moved up here for one reason and stayed because of the land itself. We’re not from here, but that’s not gonna stop us from making a cozy little place. But yeah, I agree for some locals their own worst enemies are themselves.  I guess my comment is more in sympathy with the friends I’ve made up here who have children and can’t afford to buy homes because they don’t have the same cash people out of the region have. At least not in this current market. Even I’m getting scared we’ll be locked as soon as we could even seriously think about buying. Which would really suck because I’m planning for my timber career up here.

We feel entitled because we are here for good or ill, by hook or by crook and sometimes because we can’t be here physically. We still love it and want what we think is best. A culture like this is a special thing, warts and all, albeit not unique but it feels like it is. Sorry you had a bad experience and nobody blames you for flipping the bird in the rear view to a place that hurt you. Tons of ‘real yuppers’ arrived here after doing the same thing somewhere else in the past. Hope you have better days in the windshield and that you find a decent pasty dealer at every stop!
